Terms of Use
Last updated: February 2026. Please read these Terms carefully before using the Platform.
1. Acceptance of Terms
- By creating an account or using 500Bigha (the 'Platform'), you agree to be bound by these Terms of Use, our Privacy Policy, and all applicable laws of India.
- If you do not agree, you must not use the Platform.
2. Eligibility
- You must be at least 18 years old and capable of forming a legally binding contract under Indian law.
- You must provide accurate, current and complete information during registration.
3. Account Responsibilities
- You are solely responsible for maintaining the confidentiality of your login credentials.
- You are liable for all activity that occurs under your account.
- Notify us immediately at contact@500bigha.com if you suspect unauthorized access.
4. Listing Standards
- Properties listed must be legitimate, owned by you (or you must have written authority to list them), and located in India.
- Listings must include accurate price, area, location and photos. No misleading information or stock photos representing the actual property.
- Brokers must clearly identify themselves — listings posing as 'Owner' when posted by a broker may be removed.
- No fake / duplicate / spam listings. We reserve the right to remove any listing without notice.
5. KYC Verification
- The Verified Owner badge is awarded after manual review of your submitted Aadhaar document (last 4 digits + photo).
- Providing false documents will result in permanent ban and may be reported to authorities.
- Verification status can be revoked if subsequent evidence indicates fraud.
6. Prohibited Conduct
- Posting illegal, obscene, defamatory, or copyrighted content without authorization.
- Attempting to circumvent our platform fees or contact buyers/sellers off-platform to commit fraud.
- Using bots, scrapers, or automated tools to extract data.
- Harassing other users via the messaging feature.
7. Fees & Payments
- Posting properties on 500Bigha is currently FREE.
- We may introduce paid promotion / featured listing services in the future — those will be opt-in only with clear pricing.
- All payments (if any) are processed via secure third-party gateways. We do not store card details.
8. Disclaimer
- 500Bigha is a discovery platform — we connect buyers and sellers but are NOT a party to any property transaction.
- We do NOT verify ownership of land/title — that is the responsibility of buyers (typically via a lawyer's due-diligence).
- The Verified Owner badge confirms identity only, not property ownership.
- We make no warranty about the accuracy of any listing.
9. Limitation of Liability
- To the maximum extent permitted by Indian law, 500Bigha is not liable for any indirect, incidental or consequential damages arising from use of the Platform.
- Our total liability for any direct claim is limited to the fees you paid us in the prior 12 months (currently ₹0 for free users).
10. Termination
- We may suspend or terminate accounts that violate these Terms, with or without notice.
- You may close your account anytime by emailing contact@500bigha.com.
11. Governing Law & Jurisdiction
- These Terms are governed by the laws of India.
- Any disputes shall be subject to the exclusive jurisdiction of courts in Raipur, Chhattisgarh.
